Benning’s Director of Preconstruction must be flexible, detail-oriented team players with the ability to manage multiple tasks, produce quality work, and consistently meet deadlines. A successful Director of Preconstruction will be required to have the following skill set:
This role requires the following:
• Ability to read and understand construction plans, general conditions, and specifications
• Identify conditions affecting work such as inspection and testing requirements, time limits,
sequencing for work, insurance requirements, liquidated damages and other penalties, fee and
permit responsibilities, shop drawings and submittal requirements, and any unusual conditions
and/or requirements
• Communicate with and solicit bids from subcontractors
• Generate tentative schedule based on specifications, site conditions, lead time, time of year,
fabrication and delivery of critical items, etc.
• Proactive attitude in team environment
• Leadership skills to further develop Benning’s preconstruction team
• Provide team growth through leadership, mentoring, training, and performance reviews to less experienced preconstruction staff
• Ability to take off accurate set of quantities to verify prices received from subcontractors
• Ability to quantify the materials, labor and equipment needed to complete the project
• Communicate effectively with Owners and/or design professionals and be willing to represent the
Company at various functions.
• Familiarity with AIA Documents
• Computer skills and willingness to learn additional computer programs as required for this
position
• Good interpersonal and communication skills
• Ability to exercise discretion and independent judgment
• Cultivate and maintain strong trade contractor relationships for both pricing and work execution.
• Foster and maintain relationships with Owners, Architects, Engineers, and prospective Clients for potential new business opportunities
• Work to grow the business in line with Benning’s strategic plan by attending external meetings and networking events
• Lead estimate reviews with Owners, Design Team, and Project Management
• Maintain a proactive and positive attitude in a team environment that attracts and retains top talent
• Assist Marketing and Business Development with the preparation of proposals.
• 10+ years of experience as a Senior Preconstruction Manager or Director of Preconstruction
• Proactive in conflict resolution
• Ability to multitask
• Being a flexible, detail-oriented team player with the ability to produce quality work and to be proactive in support of Benning’s purpose, goals, and Benning’s mission to build quality commercial projects, the cornerstones of community
• Providing courteous, diplomatic, timely and professional responses at all times with key customers, thereby supporting Benning’s value to do what’s right – by our clients, by our company and by each other
Software Proficiency
• Trade contractor database management with Building Connected and/or Smart Bid Net
• On Screen Takeoff
• ProEst estimating software
• Bluebeam
• Procore
• Salesforce
• P6/Primavera is a plus
